The standard is your actual knowledge, not a professional inspection, so the form asks what you know rather than what an engineer would find.

The Act's exemptions are specific: foreclosure sales, transfers by a mortgagee that took the property at a sheriff's sale or by deed in lieu, court ordered sales, transfers by a nonoccupant fiduciary administering an estate, guardianship, conservatorship or trust, and transfers to a spouse, parent, grandparent, child or grandchild.
