The sticker price is not what you keep. Estimate your real net proceeds after commissions, closing costs, repairs, and your mortgage payoff.

How It Works
What Goes Into Your Net Proceeds
Net proceeds are what you walk away with after every cost of the sale comes out of the price. On a traditional listing, the biggest deductions are the agent commission (usually 5 to 6 percent split between both agents), seller-side closing costs (title, escrow, transfer taxes, and attorney fees in some states), and any repairs or buyer concessions needed to get a financed buyer to the table. Then your remaining mortgage balance is paid off.
A cash sale changes the math by removing most of those deductions. There is no agent commission, HomeWise covers standard closing costs, and you sell as is with no repairs or concessions. A cash offer is typically below full retail, but for many sellers the net lands closer than the sticker prices suggest, and it closes in days instead of months.
