Repairs vs. Cash Sale
Compare what you keep if you invest in repairs before listing versus selling your home as-is for a cash offer. No email required.
Estimates only. Repair ROI varies by market and project. Actual closing costs depend on your location and lender.
Repair or Sell As-Is
When Repairs Pay Off and When They Do Not
The decision to repair before listing depends on two numbers: what the repairs cost you and how much they add to your sale price. Not every dollar spent on repairs comes back at closing. The return on any given project varies by market, condition, and what buyers in your area expect. Major structural repairs to roofs, foundations, or HVAC systems may be required for a buyer's financing, but the price increase may not fully offset the outlay.
Selling as-is for cash removes the repair decision entirely. A cash buyer purchases the home in its current condition, which means no repair costs out of pocket, no contractor delays, and a faster path to closing. You also skip the agent commission and closing costs that come out of a traditional sale. The trade-off is that a cash offer is typically below full retail value, but as this calculator shows, the net figures on both paths can be closer than they first appear.
