Understanding the Numbers
Why the Sticker Price Is Not What You Keep
Selling through a real estate agent comes with costs that are deducted directly from your proceeds. The largest is typically the agent commission, which is split between the listing agent and the buyer's agent and commonly runs 5 to 6 percent of the sale price. On top of that, sellers generally pay title insurance, escrow fees, transfer taxes, and recording costs. Many sellers also make repairs or give concessions to satisfy a lender's appraisal requirements.
A cash sale changes the math by removing most of those line items. There is no agent commission, HomeWise covers standard seller closing costs, and you sell the home in its current condition with no repairs or concessions required. A cash offer is typically below full retail value, but when you compare the actual net after all deductions on both sides, many sellers find the gap is smaller than they expected, and the cash path closes in days rather than months.
